RV & Boat self-storage has exploded since 2020. While there was some demand for this type of storage before 2020, many consumers find themselves in need of this type of storage in the years after Covid. RVs and boats provided an escape for families to be able to vacation and travel without added concern. It created a rapid demand for storage of large toys.
Many self-storage businesses have space for boats and RVs, but that space is often limited or undeveloped. If an owner hasn’t already pivoted to offer that empty space for storage, now is a great time to do it. We know one owner who had people calling him to ask if he would turn his grassy, empty acre into storage for their lawn equipment, boats and RV. The one, small acre he had available was fully leased in one month.
Consider these facts:
- 11.9% of American households own a recreational boat (NMMA.org)
- 11.2 million American households own an RV in 2021 (gorving.com)
The question to consider today is whether or not amenities will boost your RV and boat storage? The answer is yes, it will boost your ability to market your storage depending on the amenities offered. Let’s dive in.
What types of storage are offered?
There are 3 types of RV and boat storage offered.
- Open storage is exactly as it sounds: an open parking space without coverage on any side.
- Partially covered storage is a covered parking space that may or may not have a side wall or rear wall.
- Fully enclosed storage is a private garage space with a door where a tenants boat or RV sits completely enclosed.
Each type of storage is beneficial to have if space is available and it’s financially feasible. Open storage will bring in less revenue than the others, but also may be the highest in demand where consumers don’t want to spend as much to store their toy.
What amenities are attractive to consumers for RV & boat storage?
Depending on the type of storage offered, many consumers are looking for 24/7 access, security cameras, and concrete or other paved surface at a minimum. Amenities like a dump station, wash down area, and 15A power provide incentive to consider one storage over another. Some luxury storage options offer lighting and electricity to every enclosed garage, 50A power and more.
Dump station
Many storage owners simply do not want the hassle of a dump station on site, but with proper use by consumers and regular maintenance, the dump station can be headache free for the self-storage owner. Think in terms of being a tenant who is returning from vacation to store their RV. Rather than make multiple trips to use the dump station, they know in advance they have the luxury of a dump station included in their monthly rental when they return. It’s a convenience service, and it’s one that tenants will be thrilled to have.
Wash down area
The wash down area benefits both RV and boat owners. Prior to storing a large toy, the wash down is necessary especially for boats, but it’s a nice touch for RV owners. Finding a wash suitable in size for an RV is difficult. An onsite wash down station makes it simple to spray everything down prior to storage whether it’s a boat or an RV.
Vehicle Detailing
For tenants who want a higher level of service, offering an onsite, insured detailing service is a great way to attract higher-end clients. This service can be an additional charge when the service is used. It provides an option for tenants who need their boat or RV cleaned after use, but they’re tired or unable to do it themselves due to time constraints.
Shuttle Service
Shuttle service from home to pick up and from return back home is another nice amenity that may be attractive to tenants.
Amenities and services make one self-storage attractive over another. Additionally, when a business offers excellent customer service, tenants are naturally attracted to that business. Everyone appreciates great customer service.
